The goal of Seven Hills Real Estate Property Management is to minimize vacancies, maintain owner properties at the highest level, choose well qualified tenants, maximize owner’s rent income, and ensure owners have a successful long term investment.
1. Minimize Vacancies:
* Perform maintenance repairs and home renovations to prepare the home to rent
* Advertise using professional photos, and testimonials by the public to help rent the property.
* Marketing: MLS, Realtor.com, Zillow.com, Craiglist
* Research market and street value of competitive rentals to set appropriate rental price.
2. Maintenance:
*Choose the most qualified tenant
* Choose well established vendors
* Choose materials for repair, and/or renovations when possible.
3. Qualify Tenant
*Perform potential tenant background and credit check.
*Verify employment and income of potential tenant, and verify it falls in the criteria for the property
*Verify rental history with previous landlord or property management
4. Owner’s Statement and Accounting Procedures
*Owner will receive Owner’s Statement and rent by the 10th of each month.
*Owner will receive 1099 Tax form, and a cash flow summary by end of Jan.
5. HOA/Inspection/Lease Renewal
* Communicate with tenant for HOA violations, and follow up for correction verification.
* Complete inspection yearly prior to renewal of tenant
* Analyze market rental price, and adjust rent for lease renewal.
6. Eviction Process
* Issue Five Day notice issued and communication with Owner during process and the steps
* Order eviction with vendor Vegas Valley Eviction.
